What We Check (Our Scope)

 

We conduct a rigorous room-by-room inspection covering three main categories:

1. Architectural & Finishing

  • Floors & Walls: Checking for hollow tiles (using tapping rods), uneven surfaces, and painting defects.

  • Doors & Windows: Ensuring proper alignment, latching, and water-tightness.

  • Cabinetry: Checking for scratches, misalignment, and functionality.

2. Mechanical & Electrical (M&E)

  • Plumbing: Stress-testing taps, showers, and toilets to detect leaks or low water pressure.

  • Electrical: Testing power points (sockets) for proper grounding and polarity (Live/Neutral/Earth).

  • Drainage: Ensuring bathroom and balcony floors have the correct gradient so water flows to the drain, not the corner.

3. Structural Observations

  • While this is a defect inspection, our background as engineering consultants means we keep an eye out for serious issues. If we spot major structural cracks, we can escalate this to a full structural condition assessment.
