Ensure the safety, compliance, and longevity of your property with our professional Building Condition Assessment (BCA). At Pro Inspect Solution, we provide a comprehensive “health check” for your building, evaluating its physical state, structural integrity, and mechanical systems. Whether you are a Joint Management Body (JMB), a building owner, or a potential investor, our detailed reports help you plan maintenance, avoid costly emergency repairs, and comply with Malaysian safety standards (including Street, Drainage and Building Act 1974).

What is a Building Condition Assessment?

A Building Condition Assessment is a systematic inspection of a property’s systems and components. Unlike a standard Defect Inspection which targets new home defects, a BCA is designed for existing buildings to:

column crack
slab crack

Our Scope of Assessment

We utilize a multi-disciplinary approach to cover every critical aspect of your building:

1. Civil & Structural Integrity We inspect the skeleton of your building to ensure stability.

  • Foundation & Footings: Signs of settlement or ground movement.

  • Concrete Structures: Check for spalling, honeycombing, and exposing reinforcement bars.

  • Load-Bearing Elements: Columns, beams, and slab integrity.

  • Roofing Systems: Trusses, waterproofing, and leakage analysis. (Think you have a specific leak? See our Facade and Roof Inspection services.

2. Mechanical & Electrical (M&E) Assessment Visual evaluation of essential services to ensure operational safety.

  • Fire protection systems.

  • Electrical wiring and main switchboards.

  • Plumbing, sanitary, and drainage systems.

3. Architectural & Finishes

  • External façade condition (cracks, peeling paint, algae growth).

  • Internal finishes (flooring, ceiling, partitions).

  • Common areas (staircases, corridors, facilities).

4. Fire & Life Safety

  • Fire alarm and sprinkler coverage, emergency exits and exit lighting.
  • Availability and condition of fire extinguishers and suppression systems.

Why a Building Condition Assessment Matters

  • Safety: identifies structural weaknesses and hazards that could endanger occupants.
  • Maintenance planning: shows what needs repair or replacement, and in what order.
  • Asset management: gives owners and managers a clear record of the building’s condition for long-term planning.
  • Investment decisions: helps buyers and investors understand a building’s condition and likely repair needs before committing.
  • Compliance: checks the building against current codes, safety standards and regulations.

Assessment Methods

Depending on the scope, a BCA combines several methods:

  • Visual inspection & photographic records of all accessible areas.
  • Non-destructive testing (NDT) such as ultrasonic pulse velocity, ground penetrating radar (GPR) for rebar and voids, and rebound hammer tests.
  • Infrared thermography to find moisture intrusion, insulation gaps and electrical hot spots.
  • Material testing such as concrete coring for strength and durability, and soil testing where settlement is suspected.
  • Drone surveys for high-rise façades and roofs. See our drone façade inspection service.

Common Findings

Typical issues found in Malaysian buildings include structural cracks, concrete spalling and exposed reinforcement, water seepage and roof leaks, faulty M&E components, electrical hazards and fire-safety deficiencies.

Our BCA Process

  1. Pre-assessment planning: agree the scope and review drawings, maintenance records and previous reports.
  2. On-site inspection: structural, M&E, safety and finishes, with specialised equipment where needed.
  3. Data collection & analysis: photographs, measurements and test results are analysed to identify defects and root causes.
  4. Reporting: defects with photos, severity ratings and prioritised recommendations.
  5. Post-assessment review: we walk you through the findings and help plan repairs, including structural repair consultancy if needed.

Why Do You Need a BCA?

Regulatory Compliance

Buildings over five storeys must be inspected by a Professional Engineer when the local authority issues a Section 85A notice (see our Pemeriksaan Bangunan Berkala service).

Cost Savings

Proactive detection of "cancerous" defects like water seepage before they cause major structural damage.

Asset Value Protection

A well-maintained building retains higher market value and rental yield.

Our Inspection Process

We follow a rigorous 3-stage protocol to ensure accuracy.

Step 1

Desktop Study & Visual Audit

We review existing as-built drawings and maintenance records, followed by a site walk-through to identify visible defects.

Step 2

Specialized Testing (If Required)

We employ advanced tools such as Drone Surveys for high-rise facades, thermal imaging for leak detection, and rebound hammers for concrete strength testing.

Step 3

Comprehensive Reporting

You receive a formal report detailing with list of defects with photographic evidence, severity rating (Critical vs. Monitoring required), root cause analysis and finally actionable recommendations for structural repair.

Building Condition Assessment FAQs

Common questions about BCAs in Malaysia

What is a building condition assessment (BCA)?

A BCA is a systematic inspection of an existing building's structure, building services and finishes. It identifies defects and risks, ranks them by severity and gives you a basis for repair and maintenance planning.

How is a BCA different from a defect inspection?

A defect inspection checks a newly completed unit for workmanship defects during the defect liability period. A BCA is for existing buildings: it looks at their overall condition, deterioration and maintenance needs.

Who usually commissions a BCA?

Joint Management Bodies (JMB), Management Corporations (MC), building owners, and buyers or investors looking at an existing building, as well as owners planning major refurbishment.

What happens during the assessment?

We review the drawings and maintenance records, walk the site to record visible defects, and add specialised tests where needed, such as drone surveys of façades, thermal imaging for leaks or rebound hammer tests on concrete. You then receive the report.

What is a building condition report?

It is the document that records the findings: each defect with photographs, a severity rating, the likely cause and recommended actions for repair, maintenance or further investigation.

Is a BCA the same as the Section 85A periodic inspection?

No. The periodic inspection under Section 85A of the Street, Drainage and Building Act 1974 applies to buildings over five storeys and follows a notice from the local authority. A BCA can be commissioned for any building at any time. See Pemeriksaan Bangunan Berkala.
