What We Check in KL Condos and Houses

High-rise living in Kuala Lumpur brings its own defect patterns. Common findings in new KL condos include uneven or hollow floor tiles, cracks around window frames, ceiling stains from the unit above, poor sealant at bathroom floor traps, and doors or windows that do not close properly. Landed homes in areas such as Cheras, Kepong and Setapak show more roof, external wall and drainage issues.

  • Floors and walls: hollow or cracked tiles, uneven skim coat, wall cracks and paint defects.
  • Wet areas: water ponding, falls to floor traps, sealant gaps and signs of seepage at bathrooms, kitchen and balcony.
  • Doors, windows and grilles: alignment, locks, gaps, glazing and water-tightness.
  • Ceilings: stains, cracks and sagging boards, with thermal imaging to help locate damp areas.
  • Fittings and services: sanitary fittings, power points and visible plumbing.
  • Landed homes: external walls, roof line and gutters as seen from accessible points, apron and drains.

Why Inspect During the DLP

Under the standard Sale and Purchase Agreement for housing, the developer must repair defects reported during the DLP, which normally runs for 24 months from vacant possession. A clear, dated report makes it easier for the developer to understand what needs fixing, and gives you a record if repairs are slow or incomplete. Read more in our DLP guide for property owners and what to do if your DLP claims are ignored.

Wall Cracks in KL Condos: Surface or Structural?

Most cracks seen in new units are hairline cracks in plaster or skim coat. Some, especially diagonal cracks at openings or cracks that keep widening, need an engineer to look at them. We note the location, width and pattern of each crack so the developer can decide the right repair. See are new KL condo cracks surface-level or structural?

FAQ

Defect Inspection KL: Frequently Asked Questions

When should I book a defect inspection for my KL condo?

Ideally soon after vacant possession and before any renovation or furniture work starts. Defects are easier to see and record in an empty unit, and you stay well within the DLP for reporting.

Do you inspect landed houses as well as condos in Kuala Lumpur?

Yes. We inspect condos, serviced residences, terrace houses, semi-detached homes and bungalows across Kuala Lumpur.

How long does an inspection take?

Most condo units take two to four hours. Larger landed homes take longer. We confirm the expected time when you book.

Can I submit your report directly to the developer?

Yes. The report lists each defect with a photo and location, so you can attach it to your DLP complaint form or send it to the developer's customer service team.

Do you also check wall cracks and ceiling leaks?

Yes. We record cracks, stains and damp areas, and use thermal imaging to help trace where water may be coming from. If a crack looks structural, we will recommend a further engineering check.
