  5. Drone Façade Inspection Kuala Lumpur

Kuala Lumpur has one of the densest collections of high-rise condos, office towers and mixed developments in Malaysia. Inspecting their façades by gondola or rope access is slow, costly and disruptive. Pro Inspect Solution uses drones with high-resolution and thermal cameras to inspect façades and roofs in KL quickly and safely, without scaffolding.

Our drone façade inspection helps building managers, JMBs and MCs locate cracks, spalling, sealant failure and water ingress before they become safety or leak problems.

Drone Façade Inspection in Kuala Lumpur: What We Capture

Each flight is planned to cover the full façade or roof in an organised pattern, so every image can be traced back to a location on the building. Typical findings include:

  • Façade cracks and spalling: cracked plaster, spalled concrete, exposed reinforcement and loose cladding.
  • Sealant and joint failure: deteriorated window and curtain wall sealant, open movement joints and damaged flashings.
  • Water ingress: thermal patterns that suggest damp walls, leaking window frames and wet roof insulation.
  • Roof condition: ponding, damaged membranes, blocked outlets, cracked roof tiles and corroded metal sheets.
  • Fixtures: loose signage, brackets, external pipes and air-conditioning ledges.

Why Drones Suit KL Buildings

Many KL buildings are tall, close to busy roads and surrounded by neighbouring properties, which makes traditional access difficult. A drone survey reduces the time spent working at height, avoids blocking walkways for days, and gives the management a full visual record of the façade. Results can feed into a periodic building inspection, such as the pemeriksaan bangunan secara berkala for DBKL, or help plan repair and repainting works. Drone images are also useful as a baseline record next to construction sites; see our dilapidation survey in Kuala Lumpur.

Finding Leaks in High-Rise Façades and Roofs

Leaks in tall buildings are often traced to cracked façades, failed window sealant or roof membranes. Thermal imaging helps narrow down where to look, so repairs can be targeted. What You Receive

Your report includes an elevation-by-elevation summary, marked-up photos of each defect observed, thermal images where relevant, and a simple priority rating to help the management plan budgets and contractor works. The full image set is handed over so future surveys can be compared with this one.

Drone Façade Inspection KL FAQs

Common questions from building managers in Kuala Lumpur

Is drone façade inspection allowed in Kuala Lumpur?

Drone flights in KL must follow CAAM rules, and some areas have airspace restrictions. We review the site and arrange the required approvals and building management permission before flying.

How long does a drone façade inspection take?

Flying time for a typical high-rise block is usually one to two days, depending on height, weather and access. The report follows after the images are reviewed.

Can a drone find water leaks in my building?

Thermal imaging can show temperature patterns linked to damp areas, failed sealant or wet roof insulation. These findings help target closer checks and repairs.

Does a drone inspection replace a physical inspection?

No. It gives a fast, complete visual and thermal record of the façade and roof. Areas of concern may still need a closer check or testing by an engineer.

Can the drone survey support our periodic building inspection?

Yes. Façade images and findings can be used by the engineer preparing the periodic inspection report under Section 85A for DBKL.
