Ensure your building remains safe and legally compliant with our Pemeriksaan Bangunan Berkala (Periodic Building Inspection) services. In Malaysia, buildings exceeding 5 storeys and aged 10 years or older are mandatory to undergo this inspection every 10 years under Section 85A of the Street, Drainage, and Building Act 1974. At Pro Inspect Solution, our team of Professional Engineers with Practicing Certificates (PEPC) specializes in handling these statutory requirements for JMBs, MCs, and building owners across Selangor and Kuala Lumpur. If you have received a notice from your local council (PBT), we are here to manage the entire process from inspection to submission.

Why Did I Receive a Notice?

Local authorities such as DBKL, MBPJ, MBSJ, and MPK are actively enforcing safety standards to prevent building failures. You likely received a notice because:

  1. Your building is older than 10 years.

  2. Your building is higher than 5 storeys.

  3. It has been 10 years since your last approved inspection.

Warning: Failure to comply with this notice within the stipulated timeframe can result in hefty fines or legal action against the building management.

Our Scope of Service

We provide a complete “Done-For-You” compliance package:

1. Visual Structural Inspection Our PEPC engineers conduct a thorough check of critical structural elements:

  • Columns & Beams: Checking for dangerous cracks or settlement.

  • Slabs & Floors: Identifying water leakage, spalling concrete, and corrosion.

2. Defect Diagnosis & Reporting We don’t just find faults; we explain them. Our report categorizes defects by severity (Critical vs. Cosmetic) so you know exactly what needs urgent attention.

3. Submission to Local Authority We handle the paperwork. This includes preparing the formal Report on Structural Inspection and submitting it to the Engineering Department of your local council (e.g., Jabatan Kejuruteraan DBKL/MBPJ) for endorsement.

The Inspection Process

Step 1: Document Review

We review your building's As-Built Drawings and previous Certificate of Fitness (CF) or CCC.

Step 2: Site Inspection

Our team performs the physical inspection. If signs of structural weakness are found, we may recommend a Protocol 2 for in-depth testing.

Step 3: Authority Submission

We submit the report to the council and follow up until the acknowledgment is received.

Our Process of Working

We adhere to the strict guidelines set by the local authority.
