Overview

In short: A Building Condition Assessment (BCA) is an engineer's review of a building's structure, façade, roof, M&E services and common areas. It records visible defects, rates how urgent each one is and sets out a repair and maintenance plan. JMBs, MCs, owners and buyers in Kuala Lumpur and Selangor use it to plan budgets and decide what to fix first.

BCA for Buildings Across the Klang Valley

From older condominiums in Cheras, Ampang and Setapak to office towers in KL city centre and factories in Klang, Puchong and Cyberjaya, each building ages differently. Our team, based in Dataran Mentari, Petaling Jaya, carries out BCAs across Kuala Lumpur and Selangor for:

  • JMBs and MCs planning sinking fund spending and major repairs
  • Buyers and investors doing due diligence before buying a commercial or industrial building
  • Owners and landlords reviewing an ageing asset before refurbishment or a new lease
  • Facility managers who need a baseline record of building condition

Identify immediate physical deficiencies and structural defects.
Forecast future maintenance requirements (Capital Expenditure planning).
Assess compliance with local authority requirements (DOSH, CIDB, BEM).
Determine the remaining useful life of building assets.

What a BCA Covers

1. Civil & structural elements: columns, beams, slabs, foundations where visible, retaining walls and car park decks, checked for cracking, spalling, corrosion and signs of movement.

2. Building envelope: façade, windows, roof and waterproofing, with drone or thermal imaging for high-rise or hard-to-reach areas where useful.

3. Mechanical & electrical services: a visual condition review of key M&E installations, with referral to specialists where detailed testing is needed.

4. Common areas & external works: staircases, corridors, drainage, slopes, fencing and paved areas.

What You Receive

  • A defect schedule with dated photos and locations
  • A priority rating for each item (urgent, short term, monitor)
  • Likely causes and recommended repair methods
  • A maintenance and budget plan to support sinking fund decisions

For buildings over five storeys that have received a Section 85A notice, see our Pemeriksaan Bangunan Berkala service.

Why It Matters

Why Owners in KL & Selangor Commission a BCA

Plan Repairs Early

Water seepage, rebar corrosion and failed waterproofing are cheaper to fix when found early. A BCA shows what needs attention now and what can be monitored.

Budget the Sinking Fund

A prioritised defect list helps JMBs and MCs explain spending to owners at the AGM and plan works over several years.

Buy with Clearer Information

Before buying a commercial or industrial building, a BCA gives you an independent view of its condition and likely repair costs.

Process

Our BCA Process

Three clear stages, from document review to a practical repair plan.

Inspector confirming the scope with the client on site01

Document Review & Walk-Through

We review drawings, CCC or CF and maintenance records, then walk the building with your building manager to agree the scope.

Engineer testing a column with a handheld scanner02

Inspection & Testing Where Needed

Our engineers inspect each element on site. Drone surveys, thermal imaging or concrete tests are added only where they help answer a specific question.

Inspector handing over the inspection report to the client03

Report & Maintenance Plan

You receive a clear report with photos, priority ratings, likely causes and recommended repairs, plus a briefing to walk your committee through the findings.

FAQ

Building Condition Assessment KL & Selangor FAQs

Common questions from JMBs, MCs, owners and buyers

What is a building condition assessment?

It is an engineer's review of a building's structure, envelope, services and common areas. The report lists visible defects, rates their urgency and recommends repairs and a maintenance plan.

Is a BCA the same as a Section 85A periodic inspection?

No. A Section 85A inspection is a statutory inspection for buildings over five storeys after a local authority notice. A BCA is a voluntary assessment that any owner can commission, often with a wider maintenance and budget focus.

Which areas do you cover?

We cover Kuala Lumpur and Selangor, including Petaling Jaya, Subang Jaya, Klang, Puchong, Cyberjaya, Ampang and Cheras.

How long does a BCA take?

Site work for a typical condominium or office block usually takes a few days, depending on size and access. The report follows after the findings are reviewed.

Can a BCA find every problem in a building?

A BCA focuses on what can be seen and tested within the agreed scope. Concealed areas may need further investigation, and we will point out where that is advisable.

Can you help after the report?

Yes. We can help with repair design, tender documents and supervision of the works through our structural repair consultancy service.
