Property & House Defect Inspection in Malaysia (DLP)

  3. Property Defect Inspection (DLP)

Quick answer: A property defect inspection is a check of a new or existing home by our engineers and inspectors, ideally within the Defect Liability Period (DLP). It suits new homeowners, and buyers before purchase or renovation. You receive a report with photos and locations of the defects found, ready to submit to the developer for repair.

Congratulations on receiving the keys to your new home! But before you start your renovation or move in, ensure you aren’t inheriting costly repair bills. At Pro Inspect Solution, we specialize in Property Defect Inspections (also known as Snagging) for new condominiums, landed properties, and commercial units in Malaysia. We help you maximize your Defect Liability Period (DLP) by identifying visible defects and signs of underlying issues, and recommending specialist investigation where needed. Rectification of qualifying defects may be claimable from the developer within the defect liability period.

Why Do You Need a Professional Inspection?

Many new homeowners assume “new” means “perfect.” Unfortunately, rushed construction often leads to workmanship issues like hollow tiles, leaking pipes, or poor electrical grounding.

  • Maximize Your DLP: You have 24 months from vacant possession to report defects. If you miss them, you pay for the repairs later.

  • Expert Eye: We spot issues the untrained eye misses—like hairline cracks that signal structural stress or gradient issues in bathrooms that cause ponding.

  • Official Report: We provide a professional defect report that you can submit directly to your developer’s management office for rectification.

What We Check (Our Scope)

We conduct a rigorous room-by-room inspection covering three main categories:

1. Architectural & Finishing

  • Floors & Walls: Checking for hollow tiles (using tapping rods), uneven surfaces, and painting defects.

  • Doors & Windows: Ensuring proper alignment, latching, and water-tightness.

  • Cabinetry: Checking for scratches, misalignment, and functionality.

2. Mechanical & Electrical (M&E)

  • Plumbing: Stress-testing taps, showers, and toilets to detect leaks or low water pressure.

  • Electrical: Testing power points (sockets) for proper grounding and polarity (Live/Neutral/Earth).

  • Drainage: Ensuring bathroom and balcony floors have the correct gradient so water flows to the drain, not the corner.

3. Structural Observations

  • While this is a defect inspection, our background as engineering consultants means we keep an eye out for serious issues. If we spot major structural cracks, we can escalate this to a full structural condition assessment.

FAQ

Property Defect Inspection FAQs

What is a property defect inspection?

It is a room-by-room check of a property, also called snagging, to find workmanship defects such as hollow tiles, leaks, poor drainage falls and electrical faults. You get a report you can hand to the developer for rectification.

When should I book the inspection?

As soon as you receive vacant possession (the keys), and before you start any renovation, so defects are not covered up or blamed on your renovation contractor.

How long is the defect liability period (DLP)?

For housing sold by licensed developers under the standard sale and purchase agreements of the Housing Development Act, the DLP is 24 months from vacant possession. Report defects within this period so the developer has to fix them.

What do you check?

Architectural finishes (floors, walls, doors, windows, cabinetry), plumbing and drainage including floor gradients, and power points for correct earthing and polarity. Because we are engineers, we also flag structural cracks that need a closer look.

How long does the inspection take?

Usually 3 to 5 hours on site, depending on the size of the property.

Can you inspect a sub-sale property before I buy?

Yes. A pre-purchase inspection before you sign the SPA shows you the condition of the property and the repairs it may need.
