Petaling Jaya has a mix of new high-rise projects, redevelopments and landed homes. Each type has its own common issues, so we adjust our checklist to the property:

• New apartments and condos: tile hollowness, skim coat finish, window and sliding door seals, bathroom falls and ceiling stains.
• Link houses and semi-Ds: external wall cracks, roof line and gutters from accessible points, apron cracks, drain falls and gate alignment.
• Townhouses and duplex units: staircase finishes, balcony waterproofing signs and inter-floor ceiling damp.
• All homes: doors, windows, ironmongery, sanitary fittings, power points and visible plumbing.
